A marketing CRM organizes inquiries, conversations, sales stages, and campaigns. A cleaning-operations or field-service system organizes visits, assignments, time, and job completion. Some products cover parts of both. An appointment calendar alone does not establish that software can dispatch crews or optimize routes.

SMBcrm for cleaning services is a candidate when the owner needs to respond to inquiries, track open opportunities, and bring past customers back. Its CRM tools cover contact records, pipelines, tasks, and reporting. Communication tools bring customer messages into a shared inbox.
Use automation to acknowledge a form submission, assign follow-up, remind someone about a booking, or contact a past customer who has agreed to receive marketing. Reputation tools handle review requests; commerce features cover invoices and payments. These capabilities support the customer relationship around a cleaning job.
Startup includes two users; Professional includes unlimited users. Email, SMS, calling, and other metered services can add charges beyond included credits. Onboarding includes group training on every plan, with four guided sessions included on Professional and Enterprise.
For crew GPS, payroll, inventory, route optimization, job costing, or dispatch, evaluate a specialist product. We did not establish those operational capabilities in the reviewed SMBcrm sources. Its integration options do not prove a ready-made connection to any vendor in this article. Demonstrate the exact handoff before buying two systems.
Jobber: a shortlist for requests through completed jobs
Jobber’s cleaning software covers incoming requests, quotes, recurring visits, customer notifications, invoices, and payments. A small residential team that wants the office and cleaners working from the same job record should evaluate it alongside ZenMaid.
Its plan comparison places automated reminders, quote and invoice follow-ups, time tracking, and QuickBooks Online sync in Connect. Grow adds more detailed quotes, two-way SMS, and custom workflows. Dedicated onboarding appears in Plus. Reviews and customer campaigns need the appropriate package, so Core’s one-user price is not a budget for the full comparison table.
Jobber’s cleaning page also describes mobile work, team communication, review requests, and campaigns for previous clients. Ask the vendor to demonstrate a recurring visit moved to another cleaner without changing later visits. If complex commercial proposals or inspection reporting drive your decision, include those in the demonstration rather than inferring them from general quoting and reporting features.
Housecall Pro: for dispatch and customer updates
Housecall Pro’s cleaning edition describes recurring jobs, automatic invoicing, customer texts, and a portal. Its employee time-tracking tools add a way to record working time. This makes it a relevant finalist for multiple crews whose office needs to coordinate daily work and collect payment.
Basic includes booking, scheduling, estimates, invoicing, and review management. The current pricing page lists route optimization, its advanced sales proposal tool, open API access, and dedicated onboarding under Max. Confirm the plan needed for your accounting integration and crew size.
Housecall Pro also has Marketing Center campaigns for email, text, and postcards. A field-service platform may already cover your reactivation needs. Price those features before adding a separate marketing CRM. Test reminders and campaign exclusions so a customer with an unresolved service complaint does not receive an inappropriate promotion.
ZenMaid: for recurring residential cleaning
ZenMaid’s pricing page emphasizes scheduling, dispatch and map views, cleaner communications, and invoicing with Stripe or Square payments. Its clocked-hours report supports reviewing and exporting recorded time.
Starter limits use to 40 appointments monthly. Pro adds unlimited appointments, booking forms, checklists, reports, and cleaner GPS tracking. Pro Max adds availability/PTO tracking, service ratings, and Mailchimp/Zapier integrations. The calculator asks for cleaners and office managers, so the initially displayed prices are not a quote for every team. SMS is additional.
Pro lists contact/calendar transfer assistance and an optimization call. QuickBooks integration is marked “coming soon” on the reviewed pricing page; do not make a purchase depend on its availability without confirmation.
For a recurring residential team, demonstrate cleaner replacement, a skipped visit, and a changed service frequency. Also check whether service ratings meet your public-review needs. Map views and dispatch screens alone are not evidence of automatic route optimization or a commercial bidding workflow.
Swept: for commercial cleaning teams across sites
Swept Launch focuses on recurring shifts by location, mobile clock-in/out, cleaning instructions, access details, and payroll reporting. This is a different starting point from a sales pipeline: it helps an owner see whether contracted work is staffed and attended.

Keep those as explicit demo questions and identify any separate sales or accounting system. A commercial cleaner with stable contracts but difficult shift coverage may value Swept more than another marketing tool.
Choose by the work you actually sell
A solo cleaner should compare the cost of required booking, reminders, and payment features without paying for unnecessary crew administration. ZenMaid’s appointment cap deserves particular attention; SMBcrm makes more sense if sales follow-up is the main gap and scheduling is already handled.
A small recurring residential team should start with ZenMaid and Jobber. A commercial contract cleaner should evaluate Swept’s site operations, while separately testing walkthroughs, proposals, renewals, and billing. Multi-crew operators should compare Jobber and Housecall Pro for dispatch and route needs, or Swept when crews primarily work fixed commercial sites.
Before committing, run one sample customer through every finalist: capture the inquiry, prepare a quote, book recurring work, replace an absent cleaner, send a reminder, record time, invoice, take payment, request a review, and report the result. Then test mobile permissions, exports, integration failures, and implementation support. If using two systems, decide which owns schedules, invoices, and customer messages so neither sends duplicates.
